Yeah, my Dad and I have been managing a rental house here in MI for the last 10 years, and last year when we were evicting a rather sh*tty set of tenets he looked at me and said "When the house is cleaned up YOU are moving in, I'm tired of this sh*t"

I got a nice deal of $900 a month including utilities, but in that deal I still do all of the work on the house and the yard etc... Once my job situation stabilizes, we are most likely going to change over to a Land Contract agreement so it will be in my name.

In the words of my Dad "This house is yours when I die, but I'm not dead so you got to pay me"

yeah, in my complex, a 2100 sqft condo like mine rents for $2800 a month.  I could technically rent my place and have positive cash flow, except I'd have nowhere to live.

I changed the title since we seem to have deviated from the original topic a little.  Maybe even a categorical move would be in hand...

My 1760sq ft townhouse costs me ~$1100/m plus utils.  I rent out two of the rooms right now and live in the master BR.  Having the rent money has really been helping me upgrade the place lately: new appliances, new HT room, etc.
